Transparent and Honest Pricing
We are committed to transparency when it comes to our fees. Our pricing is competitive, but more importantly, it is fair for the level of detail and diligence we put into every case. Whether it’s securing the right mortgage, life insurance policy, or estate planning solution, we take the time to get it right for you and your family.
Here’s what to expect from our fee structure:
- Life Insurance: We do not charge any fees for life insurance services. We are paid a commission directly by the insurer.
- Mortgage Advice: Fees for mortgage advice are based on the complexity of your case. We’ll provide clear details during our initial consultation.
- Will Writing & Trusts: For estate planning, including will writing and trust advice, fees are determined by the intricacies of your estate.

Please note that Commercial mortgages and loans, as well as some forms of Buy-to-Let mortgages, are not regulated by the FCA.
In addition, Estate planning services, including Will writing and Lasting Power of Attorney (LPA), are currently not regulated in the UK.
The guidance and advice on our website are subject to the UK regulatory regime and are targeted at customers based in the UK.
At Nachu Finance, we take the security and privacy of your data seriously. During the course of our relationship, we may ask for detailed personal information related to your existing circumstances, financial situation, and, in some cases, your health and family health history (Your Personal Data).

Solicitor Referrals
Mortgage advisers and conveyancing solicitors often work hand in hand, particularly during the property purchase process. Many of our clients prefer us to recommend and instruct solicitors on their behalf. We have excellent working relationships with several solicitor firms and will be happy to go through their service proposition and quotes with you.
Other Professional Referrals
For other services, such as tax or investment advice, referrals are made on a case-specific basis. When appropriate, we introduce you to these professionals via email, allowing you to take things forward with them directly. Rest assured, we carefully select and monitor the firms we refer to, ensuring you receive top-quality service
The list of documents we require is very case- and circumstance-specific. Typically, we will send you an itemised list once we have a better understanding of your situation and requirements.

ID Documentation
- Copy of your Passport
- If you’re not a British national, a copy of your visa/resident permit card or settlement status
- Latest Council Tax Bill (March 2023)
- Driving Licence – front & back (Provisional is acceptable)
Income Proof
- Employed:
- Last 3 months’ payslips (or 13 weeks if paid weekly)
- Last 2 years’ P60s (for tax years 5th April 2023 & 5th April 2022)
- Last 3 months’ personal bank statements showing salary credits and regular expenditure. If you have multiple bank accounts, provide statements for all that are used regularly.
- Contractors:
- Latest signed contract
- All previous contracts covering the last 2 years
- Last 3 months’ personal bank statements showing income credits and outgoings (for all regularly used accounts)
- If inside IR35, last 3 months’ payslips (or 13 weeks if paid weekly)
- If outside IR35, last 3 months’ business bank statements for the Ltd company
- CIS Workers:
- Last 3 months’ invoices/payslips (or 13 weeks if paid weekly)
- Last 3 months’ personal bank statements showing income credits and outgoings (for all regularly used accounts)
Proof of Deposit
- Last 3 months’ bank statements to evidence savings (for all accounts holding savings)
- If savings were accumulated over several years, one month’s bank statement per year to show savings build-up (e.g., September statement for each year)
- If the deposit is from other sources, please provide evidence. Discuss with us for specific guidance.
Other Documents
- Policy summary for any life insurance policies you already have
- Right to Buy offer letter from the council (Section 125 notice or Formal offer of sale)
- Tenancy agreement (latest AST) for rented properties; if expired, it’s acceptable with a bank statement showing rent payments
- Property reservation form (from the developer) or Memo of Sale (from the estate agent)
- Latest tax calculations submitted to HMRC to evidence rental income, along with corresponding tax year overviews
Important Notes on Bank Statements
Ensure your bank statements show the account holder’s name, address, sort code, account number, and all transactions in full. Transactions-only statements are not accepted. Statements should be in PDF format, downloadable via your online banking platform.
Help Us Help You
Over the years, we’ve found that sending the right documents in a timely manner goes a long way in helping us serve you more efficiently. Incomplete, poor quality, or outdated documents can lead to lengthy back-and-forths, delaying your application.
From our end, we’ll send you a bespoke list that applies to your situation, taking into account what you’ve already shared with us. We kindly request that you spend some time reviewing and reconciling the documents you send against this list to ensure everything is complete and accurate.
You can send your documents in one of the following ways:
- Upload to our secure client portal (preferred option). If you haven’t received access yet, we will arrange this for you.
- Email to us at team@nachu.co.uk. Please ensure scans are in 300dpi or higher and saved as a multi-page PDF where applicable. (Please note this is less secure than the client portal.)
- Face-to-face meeting: You can bring the documents with you when visiting us for an in-person meeting.
- Post to Nachu Finance, Devonshire House, 582 Honeypot Lane, Stanmore, Middlesex, HA7 1JS. While this option is less common in today’s digital age, some clients prefer to post documents, especially when original copies are required or scanning is an issue.
We are flexible and happy to work around you. However, where possible, we prefer soft copies since we no longer hold paper files and manage everything electronically. For estate planning services, such as Wills and Lasting Power of Attorney (LPA), original paper copies will be required.
In order for us to provide the best advice possible, we need a clear and thorough understanding of your circumstances and requirements. This means we’ll ask for a range of information, but rest assured, we aim to make the process as straightforward as possible.
At Nachu Finance, we collect the relevant documents from you first, extracting as much information as we can. After that, we arrange a fact-finding call to gather any remaining details.
The exact information required depends on your situation and needs, but common items include:
Information (collected during the fact-finding call):
- Employment history for all applicants – including start/end dates, job titles, and salary
- Property details – link to the property listing, estate agent details, etc.
- Direct debit and card details for any initial fee payment
Details of Credit Commitments:
- Loans (personal, car, hire purchase agreements for items like sofas or laptops, etc.)
- Credit cards – including any outstanding balances, whether on 0% interest offers or if you pay them off in full each month (please include the current outstanding balance)
- Details of other commitments, such as overdrafts, student loans, travel card loans, bounce-back loans, etc.
For Insurance Applications:
We will also need:
- Your GP’s details
- Any medical conditions, including current medications and readings
- Family medical history
- Details of any trustees
For Estate Planning Services:
We will need:
- Details of beneficiaries, reserve beneficiaries, guardians, executors, and trustees who will be involved in your will.
On its own, this list might seem overwhelming, but at Nachu Finance, we break it down into manageable steps, taking it bite by bite as needed. We are always here to assist you and make this process as easy as possible.
At Nachu Finance, we are flexible and happy to work around what suits you best.
During the initial stages, if a lot of information is needed, you can schedule a call with one of our admin team members who can collect the details over a phone call or via a Zoom meeting.
If you prefer to share specific sections via email or WhatsApp, we’re open to that as well.
For information that depends on advice from us, you can schedule a call or meeting with Sekkappan to discuss your requirements and gather the necessary information.
We aim to make the process as convenient and smooth as possible for you.
While we will do our best to accommodate your schedule, including evening and weekend meetings either in person or via Zoom, it may be difficult to handle the entire transaction outside of office hours.
The initial call will need to take place during office hours, and we recommend booking this at a time that suits you. Our most popular time slots tend to be around lunchtime, and Fridays are typically our busiest day.
If Sekkappan’s availability is restricted, you can call us and speak to a member of the admin team, whose availability is usually more flexible. You can explain your circumstances and requirements to them, and they will ensure Sekkappan reviews the details and gets back to you at his next availability. We have found that this approach often works better in many cases.
Once we have a better understanding of your circumstances and requirements, we can arrange a one-off meeting in the evening or on the weekend. However, this has to be arranged mutually and cannot be done through our booking system.
We understand and appreciate that speaking in your mother tongue/ preferred language can make a big difference. Our team is fluent in English, Tamil, and Gujarati, ensuring clear communication and tailored support to best assist you throughout your journey with us.
